Exemption: Buildings constructed prior to 01.01.1985 are not covered under these Rules.
(b) The above water bodies and courses shall be maintained as recreational/Green buffer zone, and no layout development activity other than recreational use shall be carried out within:
(i) 30 m from the boundary of river course/ Lakes of area of 10 Ha and above;
(ii) 9 m from the boundary of lakes of area less than 10 Ha/ kuntas/shikam lands;
(iii) 9 m from the boundaries of Canal, Vagu, etc.
(iv) 2 m from the defined boundary of Nala
Telangana BPS 2015 GO MS No 152 Rules Guidelines:
The Telangana Government has issued some Rules and Guidelines for GO MS No 152 & 151. Telangana Regularization of Unapproved and Illegal Layout Rules, 2015 - Orders - Issued.
Telangana BPS 2015 Rules GO MS No 152 guidelines was released on 02.11.2015. The Government of Telangana are hereby issued rules as follows:
- These Rules called as “Telangana Regularization of unauthorizedly constructed & buildings constructed in deviation of the sanctioned plan Rules, 2015”
- They shall be applicable to existing buildings in the jurisdiction of all Municipal Corporations, Municipalities, Hyderabad Metropolitan Development Authority & Urban Development Authorities in the State of Telangana constructed from 01.01.1985 to 28.10.2015.
- This shall come into public from the date of publication of the Notification in the Telangana Gazette.
- “Total Built up area” - entire area covered in the building including common areas & balconies on all floors.
- “Unauthorized construction” - Any building that been constructed in deviation of the sanctioned building plan or without obtaining a building permission from sanctioning authority.
Payment of fees and charges:
The owner/applicant shall pay the Charges as given in Annexure-I / Annexure -II as applicable along with the Application for Regularization and other details. The Charges are levied for the total violated built up area on all floors. The Charges include Building permit fee, Development Charges, Betterment charges, Impact Fees, etc.
No other fees and charges shall be levied and collected. The actual regularization charges will be percentage of basic regularization charges mentioned in Annexure III and same shall be calculated based on the land value prevailing as on 28.10.2015.

Telangana BPS 2015 Rules GO MS No 151 guidelines was released on 02.11.2015. The Government of Telangana are hereby issued rules as follows:
- These Rules may be called “ Telangana Regularization of unapproved and illegal layout Rules, 2015 “
- It shall be deemed to have come in to force with effect from 28.10.2015.
RESTRICTIONS ON APPROVAL IN VICINITY OF CERTAIN AREAS:
(a) No layout/development activity shall be allowed in the bed of water bodies like river, or nala, and in the Full Tank Level (FTL) of any lake, pond, cheruvu or kunta and in shikam lands. (b) The above water bodies and courses shall be maintained as recreational/Green buffer zone, and no layout development activity other than recreational use shall be carried out within:
(i) 30 m from the boundary of river course/ Lakes of area of 10 Ha and above;
(ii) 9 m from the boundary of lakes of area less than 10 Ha/ kuntas/shikam lands;
(iii) 9 m from the boundaries of Canal, Vagu, etc.
(iv) 2 m from the defined boundary of Nala
